UAE Legal Compliance

This document complies with UAE regulations including Dubai Land Department (DLD), Real Estate Regulatory Agency (RERA), and federal data protection laws.

1. Acceptance of Terms

By accessing and using RealEstatePro's website and services, you agree to be bound by these Terms and Conditions, all applicable laws and regulations of the United Arab Emirates, and agree that you are responsible for compliance with any applicable local laws.

These terms are governed by the laws of the UAE and the regulations set forth by the Dubai Land Department (DLD) and Real Estate Regulatory Agency (RERA).

2. Services Provided

RealEstatePro provides the following services in compliance with UAE real estate regulations:

  • Property listing and search services
  • Real estate consultation and advisory
  • Property buying and selling facilitation
  • Rental property management
  • Market analysis and property valuations
  • Connection with licensed real estate agents in the UAE

3. User Obligations

As a user of our services, you agree to:

  • Provide accurate and complete information
  • Comply with all UAE laws and regulations
  • Respect intellectual property rights
  • Not engage in fraudulent or illegal activities
  • Maintain the confidentiality of your account credentials
  • Obtain necessary permits and approvals as required by Dubai Municipality
  • Pay all applicable fees and commissions as agreed

4. Property Listings and Information

All property listings on our platform are subject to the following:

  • Information is provided by property owners, developers, or authorized agents
  • We strive for accuracy but do not guarantee the completeness of all details
  • Prices and availability are subject to change without notice
  • All properties must comply with Dubai Land Department registration requirements
  • Verification of property ownership is the buyer's responsibility
  • Property viewings must be conducted through licensed brokers

5. Commission and Fees

In accordance with RERA regulations:

  • Real estate brokerage fees shall not exceed 2% of the transaction value for sales
  • Rental brokerage fees shall not exceed 5% of the annual rent
  • All fees must be clearly disclosed before service provision
  • Additional charges for specialized services will be agreed upon separately
  • VAT will be applied as per UAE Federal Tax Authority regulations

6. Property Transactions

All property transactions facilitated through our platform must comply with:

  • Dubai Land Department (DLD) registration procedures
  • Real Estate Regulatory Agency (RERA) guidelines
  • UAE Property Law (Law No. 7 of 2006)
  • Escrow account requirements for off-plan properties
  • Mortgage regulations set by UAE Central Bank
  • Foreign ownership restrictions in designated freehold areas

7. Disclaimer of Warranties

While we maintain high standards of service:

  • Services are provided "as is" without warranties of any kind
  • We do not guarantee property values or investment returns
  • Market conditions and regulations may change
  • Third-party information accuracy is not guaranteed
  • Users must conduct their own due diligence

8. Limitation of Liability

To the maximum extent permitted by UAE law:

  • We are not liable for indirect, incidental, or consequential damages
  • Our liability is limited to the fees paid for our services
  • We are not responsible for third-party actions or decisions
  • Property value fluctuations are beyond our control
  • Regulatory changes may affect transaction completion

9. Intellectual Property

All content on our platform, including but not limited to:

  • Text, graphics, logos, and images
  • Software and code
  • Property descriptions and photographs
  • Market reports and analyses

Are protected by UAE intellectual property laws and international copyright treaties. Unauthorized use is prohibited.

10. Dispute Resolution

In case of disputes:

  • Parties shall first attempt amicable resolution
  • Mediation through RERA or DLD may be pursued
  • Disputes shall be resolved under UAE law
  • Dubai Courts shall have exclusive jurisdiction
  • Arabic language shall prevail in legal interpretations

11. Termination

We reserve the right to terminate or suspend access to our services for:

  • Violation of these Terms and Conditions
  • Fraudulent or illegal activities
  • Non-payment of agreed fees
  • Misrepresentation of information
  • Any conduct detrimental to our business or reputation

12. Compliance with UAE Regulations

Our services comply with:

  • Dubai Law No. 26 of 2013 (Regulating the Real Estate Sector)
  • Real Estate Regulatory Agency (RERA) regulations
  • Dubai Land Department (DLD) requirements
  • UAE Federal Law No. 5 of 1985 (Civil Transactions Law)
  • Anti-Money Laundering regulations
  • Economic Substance Regulations

13. Amendments

We reserve the right to modify these Terms and Conditions at any time. Changes will be effective upon posting on our website. Continued use of our services constitutes acceptance of modified terms.
